avathArikai (Introduction)
As said in said in sthOthra rathnam 1 “namO’chinthyAdhbhudhAklishta gyAna vairAgyarASayE | nAthAya munayE’gAdhabhagavadh bhakthisindhavE ||” (I offer my salutations to nAthamunigaL who is a collection of qualities which are beyond-comprehension such as amazing knowledge and detachment, which were easily attained (by the grace of bhagavAn), an AchAryan’s greatness is due to knowledge, devotion and detachment; a person who has such knowledge, devotion and detachment remains decoupled from such AchArya sambandham, will those [qualities] help in attaining bhagavAn? When asked this question, piLLai lOkAchAryar mercifully explains subsequently.

AchArya sambandham kulaiyAdhE kidandhAl gyAnabhakthi vairAgyangaL uNdAkkik koLLalAm. AchArya sambandham kulandhAl avai uNdAnAlum prayOjanamillai.
Simple Explanation
If the relationship with AchAryan remained in tact, one can develop knowledge, devotion and detachment; if the relationship with AchAryan is destroyed, even if those are there, there will be no use.

AchArya sambandham kulaiyAdhE kidandhAl …
That is – as said previously to have one’s AchAryan, who remains both uththAraka (one who liberates) and upakAraka (one who favours) consider oneself [a sishya] as “He is mine”, if one ensures that one’s relationship with one’s AchAryan’s divine feet is not destroyed by one’s misunderstandings, even if the person lacks the noble qualities which are decorations for AthmA, such as true knowledge, detachment from inapt aspects and devotion in apt aspect, by the AchAryan’s mercy etc, those can be developed; but if one’s relationship with AchAryan, which is the cause for all auspicious aspects, is destroyed due to one’s misunderstandings, knowledge etc which exist due to previous good-deeds are useless since they will not be the cause for bhagavAn’s acceptance.
